AUSTIN, TEXAS ~ May 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate Metrics:

Rising Metrics:
Pending sales increased 14.3% to 3,310.
Decreasing Metrics:
New listings fell by 16.7% to 4,786.
Active listings decreased 16.6% to 12,508.
Closed sales fell 3.4% to 2,953.
The median sales price decreased by <1% to $440,000.
Housing inventory fell by 0.3 months to 4.7 months, which is above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
Unchanging Metrics:
The average close-to-list price held at 94.5%.
Average days on the market held at 61 days.
Williamson County Real Estate Metrics:

Rising Metrics:
Pending sales increased 17.8% to 1,124.
Closed sales rose 1.9% to 1,063.
Average days on the market increased by 2 days to 67 days.
Decreasing Metrics:
Active listings fell 16.9% to 3,722.
New listings decreased 15.3% to 1,552.
The median sales price decreased 4.5% to $406,000.
The average close-to-list price decreased from 94.7% to 94.3%.
Housing inventory fell by 0.1 months to 4.2 months, which is in line with the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
