Austin's November 2025 Real Estate Statistics

AUSTIN, TEXAS ~ November 2025 housing market statistics have been released by the Austin Board of Realtors® (ABoR).

Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. In the Austin-Round Rock MSA:

Rising Metrics:

  • Active listings increased 11.2% to 11,926.

  • Average days on the market rose by 3 days to 79 days.

  • Housing inventory increased by 1.5 months to 6.3 months, topping the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market. This is the first time the area has experienced inventory levels this high since July 2011.


Decreasing Metrics:

  • Closed sales fell 15.9% to 1,895.

  • New listings fell by 3.1% to 2,477.

  • The median sales price decreased by 1.1% to 430,000.

  • The average close-to-list price fell from 92.5% to 91.7%.

In Williamson County:

Rising Metrics:

  • Active listings rose 20.1% to 3,717.

  • New listings rose 6.7% to 791.

  • Average days on the market increased by 8 days to 81 days.

  • Housing inventory increased by 1.0 months to 4.5 months, which is below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.


Decreasing Metrics:

  • Closed sales decreased by 17.1% to 661.

  • The median sales price decreased 3.5% to $415,000.

  • The average close-to-list price decreased from 93.3% to 91.7%.
