Austin's March 2026 Real Estate Statistics


AUSTIN, TEXAS ~ March 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).

Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate:


Rising Metrics:

  • Pending sales increased 15.4% to 3,357.

  • Closed sales rose <1% to 2,593.

  • Housing inventory rose by 0.8 months to 5.5 months, which is above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.

  • Average days on the market rose by 5 days to 85 days.


Decreasing Metrics:

  • Active listings decreased 8.9% to 10,867.

  • New listings fell by 3.8% to 5,009.

  • The median sales price decreased by 3.0% to $426,220.

  • The average close-to-list price fell from 94.0% to 92.8%.

Williamson County Real Estate:


Rising Metrics:

  • Pending sales increased 16.1% to 1,153.

  • Closed sales increased 1.2% to 859.

  • Housing inventory rose by 0.4 months to 4.6 months, which is just above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.

  • Average days on the market increased by 16 days to 93 days.


Decreasing Metrics:

  • Active listings fell 8.1% to 3,244.

  • The median sales price decreased 1.9% to $410,000.

  • New listings decreased 1.8% to 1,531.

  • The average close-to-list price decreased from 94.7% to 92.7%.
