AUSTIN, TEXAS ~ July 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate Metrics:

Rising Metrics:
Closed sales increased 4.4% to 2,739.
Pending sales increased 4.1% to 2,833.
The median sales price increased by 1% to $435,000.
The average close-to-list price rose slightly from 93.0% to 93.7%.
Average days on the market rose by 1 day to 63 days.
Decreasing Metrics:
New listings dropped 2.8% to 4,280.
Active listings decreased 9.9% to 13,796.
Housing inventory fell by 1.1 months to 4.7 months, which is slightly above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
Williamson County Real Estate Metrics:

Active listings fell 10.1% to 4,258.
The median sales price fell 1.2% to $415,000.
The average close-to-list price increased from 93.3% to 93.9%.
Housing inventory fell by 0.9 months to 4.3 months, which is in line with the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
