Austin's January 2026 Real Estate Statistics

AUSTIN, TEXAS ~ January 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate:

Rising Metrics:
Active listings increased 2.3% to 10,083.
Average days on the market rose by 3 days to 89 days.
Decreasing Metrics:
Closed sales fell 14.8% to 1,566.
New listings fell by 7.0% to 3,470.
The median sales price decreased by 2.3% to $400,495.
The average close-to-list price fell from 92.3% to 91.0%.
Housing inventory fell by 1.4 months to 4.0 months, which is comparable with the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
Williamson County Real Estate:

Rising Metrics:
Active listings rose 5.6% to 3,091.
Average days on the market increased by 9 days to 92 days.
Decreasing Metrics:
Closed sales fell 16.1% to 536.
New listings decreased 4.1% to 1,063.
The median sales price decreased <1% to $403,500.
The average close-to-list price decreased from 92.9% to 91.1%.
Housing inventory fell by 1.1 months to 3.5 months, which is in line with the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
