Austin's February 2026 Real Estate Statistics

AUSTIN, TEXAS ~ February 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate:

Rising Metrics:
Pending sales increased 13.9%Â to 2,690.
Housing inventory rose by 1.1 months to 6.5 months, which is above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
Average days on the market rose by 8 days to 91 days.
Decreasing Metrics:
Active listings decreased 4.8% to 10,000.
Closed sales fell 3.6% to 1,887.
New listings fell by <1% to 3,861.
The median sales price decreased by 3.6% to $412,000.
The average close-to-list price fell from 93.2% to 91.9%.
Williamson County Real Estate:

Rising Metrics:
Pending sales increased 17.1% to 903.
Housing inventory rose by 1.1 months to 5.8 months, which is above the Texas Real Estate Research Center at Texas A&M University's benchmark of 3-4 months to maintain a balanced housing market.
Average days on the market increased by 10 days to 90 days.
