AUSTIN, TEXAS ~ September 2026 housing market statistics have been released by the Austin Board of Realtors® (ABoR).

Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. Austin-Round Rock Real Estate Metrics:

Rising Metrics:

  • New listings increased 2.8% to 3,546.

  • The average close-to-list price rose from 91.4% to 92.7%.

  • The median sales price rose 1.4% to $421,000.


Decreasing Metrics:

  • Closed sales decreased 14.8% to 2,223, reflecting the impact of rising interest rates.

  • Active listings decreased 3.4% to 13,465.

  • Pending sales decreased 1.8% to 2,313.

  • Average days on the market dropped 3 days to 73 days.


Williamson County Real Estate Metrics:

Rising Metrics:

  • Closed sales dropped 12.1% to 765.

  • New listings rose 7.7% to 1,078.

  • The average close-to-list price increased from 91.9% to 93.0%.


Decreasing Metrics:

  • Pending sales decreased 3.4% to 784.

  • Active listings fell 2.8% to 4,249.

  • The median sales price fell 2.5% to $395,000.

  • Average days on the market dropped 2 days to 72 days.
