Austin's September 2025 Real Estate Statistics

AUSTIN, TEXAS ~ September 2025 housing market statistics have been released by the Austin Board of Realtors® (ABoR).
Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. In the Austin-Round Rock MSA:

Rising Metrics:
Active listings increased 10% to 13,665.
Closed sales rose 6.7% to 2,416.
Average days on the market rose by 5 days to 76 days.
Housing inventory increased by 0.6 months to 5.7 months, almost reaching the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.
Decreasing Metrics:
New listings decreased by 5.7% to 3,327.
The median sales price fell by 1.8% to 420,000.
The average close-to-list price fell from 92.8% to 91.6%.
In Williamson County:

Rising Metrics:
Active listings rose 18.8% to 4,301.
Closed sales increased by 5.9% to 808.
Average days on the market increased by 9 days to 74 days.
Housing inventory increased by 1.3 months to 5.5 months, which is just below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.
Decreasing Metrics:
New listings fell 8.3% to 977.
The median sales price decreased 2.8% to $406,722.
The average close-to-list price decreased from 93.3% to 92.2%.
