Austin Texas July 2025 Market Statistics

AUSTIN, TEXAS ~ July 2025 housing market statistics have been released by the Austin Board of Realtors® (ABoR).

Let's take a closer look at the year-over-year real estate highlights for the Greater Austin MSA and Williamson County. In the Austin-Round Rock MSA:


July 2025 Austin-Round Rock Real Estate Statistics

Rising Metrics:

  • Active listings increased 15.9% to 15,002.

  • Average days on the market rose by 3 days to 60 days.

  • New listings increased by 13.4% to 4,308.

  • Housing inventory increased by 0.9 months to 6.1 months, just above the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market. This is the first time the area has experienced inventory levels this high since July 2011.


Decreasing Metrics:

  • The median sales price decreased by 3.3% to 435,000.

  • Closed sales fell 7.9% to 2,492.

  • The average close-to-list price fell from 94.2% to 93.1%.

In Williamson County:

Rising Metrics:

  • Active listings rose 25.3% to 4,651.

  • New listings rose 18.3% to 1,488.

  • Average days on the market increased by 4 days to 62 days.

  • Housing inventory increased by 1.3 months to 5.5 months, which is just below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.


Decreasing Metrics:

  • The median sales price decreased 1.6% to $419,995.

  • Closed sales decreased 11.1% to 850.

  • The average close-to-list price decreased slightly, from 94.6% to 93.3%.
