Austin's February 2024 Real Estate Statistics

AUSTIN, TEXAS ~ February 2024 housing market statistics have been released by the Austin Board of Realtors® (ABoR). For the 21st consecutive month, the Austin-Round Rock MSA housing market continued its normalizing trend with more available inventory. Breaking the 14th consecutive month trend, the Austin-Round Rock MSA median sales price increased 1.2% versus February 2023 and 1.9% for Williamson County. Let's look closer at the year-over-year highlights for the Austin-Round Rock MSA and Williamson County. In the Austin-Round Rock MSA:

  • What increased? New listings increased by 44.9% to 3,915, closed sales increased by 1.3% to 2,144 and the median sales price rose 1.2% to 443,065. Housing inventory increased by 0.1 months to 3 months available, which remains below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market.

  • What decreased? Active listings decreased by 5.5% to 7,991. Average days on the market decreased by 1 day to 83 days.

In Williamson County:

  • What increased? New listings increased by 41.7% to 1,172, closed sales increased by 2% to 777, the median sales price increased by 1.9% to 423,000 and average days on market increased by 5 days to 86.

  • What decreased? Active listings decreased 26.6% to 2,234, months of inventory dropped by 0.6 months to 2.4 months of inventory. As with the greater Austin-Round Rock metro, this is still well below the Texas Real Estate Research Center at Texas A&M University's benchmark of months to maintain a balanced housing market.
