Austin's April 2024 Real Estate Statistics

AUSTIN, TEXAS ~ April 2024 housing market statistics have been released by the Austin Board of Realtors® (ABoR). For the 23rd consecutive month, the Austin-Round Rock MSA housing market continued its normalizing trend with more available inventory. Let's look closer at the year-over-year highlights for the Austin-Round Rock MSA and Williamson County. In the Austin-Round Rock-Georgetown MSA:

Rising Metrics:

  • Active listings increased by 31.9% to 10,808

  • New listings increased by 26.1% to 5,131

  • Closed sales rose by 5.9% to 2,708

  • The median sales price increased by 1.1% to $469,998

  • Housing inventory increased by 1.2 months to 4.3 months available, which remains below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market

Decreasing Metrics:

  • Average days on the market dropped by 4 days to 68 days.

In Williamson County:

Rising Metrics:

  • Active listings rose by 26.3% to 2,936

  • New listings increased by 23% to 1,518

  • Closed sales increased by 4.9% to 939

  • Housing inventory rose by 0.8 months to 3.4 available. As with the greater Austin-Round Rock metro, this is still well below the Texas Real Estate Research Center at Texas A&M University's benchmark of 6 months to maintain a balanced housing market. 

Decreasing Metrics:

  • The median sales price decreased by 2.5% to $435,000

  • Average days on the market decreased by 25 days to 58 days
