Austin's April 2022 Real Estate Statistics


AUSTIN, TEXAS ~ Austin-Round Rock MSA housing market statistics were released by the Austin Board of Realtors® (ABoR). April metrics resulted in a 6.2% decrease in home sales and inventory rose slightly to deliver the highest all-time median home price on record at $550,000.

Also noteworthy: April marked the biggest gain in housing inventory year over year since June of 2017, although still remarkably well-below a balanced benchmark

Let's look at the year over year highlights for the Austin-Round Rock MSA and Williamson County where the area's inventory continues to struggle to meet demand while prices continue to be on the rise. In the Austin-Round Rock MSA:


  • What increased? The median sales price for residential homes increased 19% to the highest ever at $550,000, active listings increased 52% to 2,763.

  • What decreased? Closed sales decreased 6% to 3,280, pending sales decreased 5% to 3,630 and new listings decreased <1% to 4,653.

  • April housing inventory rose by 0.3 months but remained remarkably thin with just 0.8 months available which is well below Texas A&M University’s Real Estate Center benchmark of 6 months to maintain a balanced housing market; continued evidence of a strong seller's market.

Heading north to Williamson County:


  • What increased? The median sales price  rose 18% to $510,000, active listings rose 65% to 849 and average days on market increased by 1 day to 15 days.

  • What decreased? Closed sales decreased 11% to 1,037, pending sales decreased 10% to 1,154 and new listings decreased 1% to 1,557.

  • Months of inventory rose slightly for March by 0.3 months to 0.7 months of inventory. As with the greater Austin-Round Rock metro this is far below the Real Estate Center at Texas A&M University’s benchmark of 6 months to maintain a balanced housing market.
